Realtor vs FSBO vs 519housebuyer

When you google "houses for sale", there are hundreds of houses available, most likely listed on the MLS by a Realtor. A second most popular option is likely a FSBO, or "for sale by owner". Although both methods have advantages to selling a property, they can both be inefficient, expensive and time-consuming.

When you list a property with a Realtor, average commissions paid to the listing agent and buying agent is a combined 4%. If you're selling your house for $300,000, that is $12,000 in commissions alone. When your house is listed publicly on the MLS, everyone in the public can see it. If your property is in rough shape or dated, it may stigmatize the marketability of that property resulting in a price reduction or a lot of cases, no sale. If you need money quickly, you may be stuck with a dormant listing on the MLS until your listing agreement with your Realtor expires. If you have a busy lifestyle, kids, pets, etc. it could be burdensome having to vacate the property several times a week, and oftentimes for 2.- 4 hours on the weekend as the Realtor performs routine open houses.

FSBO or "for sale by owner" typically have similar headaches as listing with an agent - this time, you do not have the expertise of a Realtor to help guide you through the process. Any showings that are scheduled must be directed by you. With little to no experience in Real Estate, it is a difficult task to assist buyers with any technical questions they may have. You would also require a Lawyer who is an expert in Real Estate as any liabilities that you may overlook could result in hefty and costly disputes.
